What the new 45m² exemption actually allows
A permanent detached home of 32–45m² in the rear garden of your main residence — no full planning application
Height limit: up to 4m with a pitched/tiled roof, 3m for any other roof type
You must notify your local authority at least 14 days before work starts
Building Regulations and Building Control Regulations still apply in full
Time-limited: applies to homes built between 27 July 2026 and 31 Dec 2030

Getting it to your garden
These are usually three separate hires, not one package — and most people only find that out on delivery day.
1Delivery & transport
A haulier brings the unit to your property — usually dropped at the gate or driveway. Often arranged through the seller. Getting it any further is a separate job.
2Siting & placement
Manoeuvring the unit into its final position on the base. Only possible with side access wide enough for it to physically pass through. The haulier may do this.
3Crane hire & lifting
No side access? You hire a crane firm separately to lift it over the house or wall. Crane firms lift — they don't normally deliver.
